Our holiday property is open from 28.05.23 to 27.09.23. All our apartments are delivered to the customer in a state of cleanliness and order.

To ensure the comfort of our guests, all our apartments are equipped with various appliances (hairdryer included).
The windows and entrance doors of the apartments are fitted with mosquito nets.

Children up to 3 years stay free of charge.
In addition to the cost of the stay, the tourist tax must be paid in accordance with the regulation of the Municipality of Campiglia Marittima.

Finally, we offer a "concierge" service at our reception. We are very happy to share information to our guests on all the wonderful opportunities that our area offers.


Booking and cancellation conditions:

At the time of booking, either a credit card will be required as a guarantee or a deposit by bank transfer of 30% of the total amount of the stay, which must be lodged within 7 days of the booking request. The credit card will be charged within 7 days without any further notification to the client. Once the reservation has been finalised, a confirmation message will be sent to the client with the names of the guests and the dates of the stay. It is forbidden to transfer the confirmed reservation to others or to arrive on the day with a greater number of people than those listed in the confirmed reservation.  

We understand that sometimes you need to change your plans. Should you need to cancel your reservation, please be aware that our cancellation notice period is 30 days and, if done within this timeframe, your deposit will be returned to you.
Later cancellations will, unfortunately, incur a penalty as follows:

  • If the cancellation takes place between the 29th and 15th day before your stay, your deposit will not be returned: 30% of the amount of the entire stay.
  • If the cancellation takes place from the 14th day onwards, the penalty is equal to the cost of your entire stay.

Your cancellation must be in written form (which can be e-mail). 



Rates are per week, from Saturday to Saturday, and include the rent for the number of people as in the booking, utilities, bed linen and towels and final cleaning. Any extra costs, which are specified on the apartment card, are to be paid in loco.


Animals are welcome:

The holiday property welcomes animals (preferably not felines) in some apartments that are suitable for animals due to their more decentralised position. Please contact us in advance. A supplement will be added.
